Should I reduce my EMI or reduce my tenure when prepaying?
Reducing your tenure saves more total interest. Reducing your EMI improves monthly cash flow. If you can manage the current EMI comfortably, choose tenure reduction — it's the financially better choice.
Is there a prepayment penalty?
For floating-rate home loans in India, RBI rules prohibit prepayment penalties. For fixed-rate loans, penalties may apply (typically 1%–3%). In the US, check for "prepayment penalty clauses" — most modern mortgages don't have them.
When is the best time to prepay?
Early in the loan tenure — when most of your EMI is interest. Prepaying in year 2 saves far more than prepaying in year 18, because the interest component is highest in early years.
What if I invest the prepayment amount instead?
Compare: your loan rate (say 8.5%) vs your expected investment return (say 10–12% in equity). If investments reliably return more than your loan rate, investing may be better mathematically. But the psychological security of a paid-off loan has real value too.
Can I prepay a partial amount or must it be a full repayment?
Most lenders allow partial prepayment (called "part-prepayment"). The minimum varies — typically ₹10,000 or more for Indian home loans, or one month's EMI. Check your loan agreement.
